It was located near the quay of Quebec, "on a cul de sac near the fountain of Champlain, measuring twenty eight feet in fromtage on the Saint Lawrence River about hide tide, to a depth as far as the end of the coast of cap aux diamants". They agreed to a selling price of 200 livres and that a house would be built on the property within two years. Nicolas would pay 10 livres per year.
